The CM at Risk process brings the Architect and General Contractor together early in the process to collaborate with the Owner on schedule, budget, and logistics. Because your project’s success happens before you break ground, the CM at Risk adds value in this critical planning stage. This process consistently provides a while still providing the competitive benefit of a bid process.

Typically, during the latter part of the Construction Documents phase of design, a CM at Risk firm will issue a “permit set” of Construction Documents and bid instructions for all of the required scopes of work on the project. The CM at Risk firm and Architect are available throughout the bid phase to answer questions about the construction documents for the project, just as in a traditional bid project. Once bids come in, the CM at Risk prepares a tabulation of bids received for the Owner’s review. This information is placed into a Guaranteed Maximum Price Proposal that includes but is not limited to the following:

  • A detailed breakdown of all costs

  • All received bids (it is almost always the case that the CM will receive at least three qualified subcontractor bids per scope package)

  • Bid tabulations listed by trade, ensuring an “apples to apples” comparison of bidders

  • The suggested best value subcontractor for each scope

  • Detailed assumptions, clarifications and qualifications

  • Project Schedule

  • Identification of any Local or Small Business subcontractors

The Guaranteed Maximum Price Proposal “GMP” brings more alignment prior to the bidding stage. The CM at Risk process overall provides better transparency, especially for public projects as the Owner can see the numbers that are provided by subcontractors, which would not normally be shared in a “low bid” process.
