Project Summary

Medical University of South Carolina reimagined healthcare delivery in the Charleston through the adaptive reuse and redevelopment of a former retail anchor space at Citadel Mall. Partnering with MUSC and working closely with McMillan Pazdan Smith Architects, M. B. Kahn transformed the vacant former J.C. Penney department store into the new 128,000-square-foot MUSC Health West Ashley Medical Pavilion. This success demonstrates how underutilized commercial properties can be successfully converted into modern outpatient healthcare facilities.

This large-scale adaptive reuse project converted an existing suburban mall structure into a medical campus designed to expand access to specialized healthcare services for the growing West Ashley community. The facility includes new operating rooms, laboratory services, a pediatric after-hours clinic, and physical therapy offices, all integrated within a thoughtfully renovated healthcare environment.

The project highlights M. B. Kahn’s expertise in adaptive reuse construction, healthcare renovations, and transforming former retail buildings into mission-critical medical facilities. By repurposing the existing structure, the project accelerated development timelines, maximized existing infrastructure, and contributed to the ongoing revitalization of the surrounding commercial corridor.
